What do you charge?
Management is 8% of collected rent for single-family homes and 6% of collected rent for multi-unit properties. The leasing fee is 50% of the first month’s rent when we manage the property (100% without management), with a $795 minimum. See the full breakdown on our management fees page.
Are there long contracts?
No. Our agreements are month-to-month with no long lock-in, they can be cancelled with 30-day notice, and we offer a 30-day risk-free trial.
What if I find a cheaper manager?
We offer a 110% price match: if you find a lower comparable management price, we match it and beat it by 10%.

How do you fill a vacancy?
We start with the rental analysis and a rent-ready plan, then handle marketing and showings, tenant screening and lease-up.
How does tenant screening work?
We review applicants using the checks that are typical for professional property management, such as income, credit and background. We can’t guarantee any particular applicant’s outcome, but every applicant goes through the same screening.
Who handles maintenance?
Maintenance is coordinated locally from our Palmdale office, using preferred vendors and contractors as applicable to your property. We explain how repairs will be handled before you sign.
How do I get paid and how does reporting work?
We collect rent and provide owner reporting. We’ll walk you through the details when you get started.
Can I end management?
Yes. Agreements are month-to-month and can be cancelled with 30-day notice.
Do you sell houses or take listings?
No. 123Rent is long-term property management only. We don’t compete for sales listings.
