Agent Referral Program
Refer your investor clients to 123Rent. Keep the relationship. Get paid.
Refer the investor. Keep the client. Get paid.
You sell. We manage. And when your client is ready to sell, the listing comes back to you — first, and in writing.
No cap on referrals. Fees are paid to your broker, per California B&P Code §10137.
The program at a glance
- Who
- Licensed California agents with owner clients who need management
- Where
- Palmdale, Lancaster and the wider Antelope Valley
- Fee
- $500 vacant · $300 tenanted — one tier, no sliding scale
- Paid to
- Your employing broker, within 30 days of the first rent disbursement
- Your client
- Stays yours — first right of refusal on the listing, in writing
First right of refusal. Not a handshake — a clause.
123Rent has no sales department, and we will not list your client’s property. The moment an owner you referred starts talking about selling, that listing is offered to you first. It is written into our referral agreement, not just promised on a web page.
Non-compete & first right of refusalHow it works
Three steps, and you are out of it after the first one.
Send us the client
Use the form below or call us. We need the owner’s name, the property address, and your brokerage details.
We take it from there
Rent analysis, marketing, screening, lease, maintenance and accounting. Your client deals with us, not with you.
You get paid
$500 when we rent a vacant unit. $300 when a tenanted property signs a one-year management agreement. Paid to your broker.
What your client gets
The real question you are asking is whether this will embarrass you. Here is what we put our name to.
Refer a client
Please get your client’s permission before sending their details. We confirm every referral the same business day.
How you get paid
California requires referral compensation tied to a licensed salesperson to be paid through their employing broker. So the check is made out to your brokerage, against their W-9, and 1099’d to them at year end.
When you get paid
Within 30 days of the owner’s first rent disbursement — not at signing. We would rather pay on results than on paperwork.
